NC Solar Center staff recently noted the approval by the State Employees’ Credit Union (SECU) Board of Directors of a “Green” Mortgage Program for Energy STAR homes. The NC HealthyBuilt Homes Program is a statewide residential green building certification program, which requires all homes certified to be Energy STAR homes. Beyond Energy STAR, the NC HealthyBuilt Homes program requires that certified homes be built to higher energy efficiency standards than Energy STAR, and that the homes reduce their impact on the building site, improve indoor air quality, and use material and water resources more wisely. “Green” mortgages are offered by several financial institutions in recognition of the improved value and reduced operating expenses of Energy STAR homes. The new mortgage offered by the SECU has several features that allow an Energy STAR home to be more affordable, including expanded debt to income ratios, a 50% reduction in origination fees, and 100% financing for qualifying members.
